Hi!

My name is Mikael Manuel. I am a real estate broker operating since 2016. I have known the ropes through my network of brokers, and I am grateful for them sharing their experiences, and having my own stories to tell as well.

I am a freelance real estate broker, doing sales, donation, and titling work in Metro Manila, Cavite, Rizal, and Batangas. Doing titling work is particularly intriguing as it needs a lot of experience and wisdom. Sale is different, you just need to make the meeting of the minds of both parties - seller and buyer.

I am conversed in understanding real estate transactions and IT processes. I graduated BS Information Technology in University of the East on April 2011. I worked for several years in IT industry for four years and took a risk to change career.

Get your certified true copy of title anywhere I have been asked to investigate several properties in the past. To investigate properties means that I need to go to various local and national government agencies in the Philippines and get copies of certain documents.  For example, I need to get the latest certified true copy of tax declaration from a municipal or city assessor's office. I have been going to various cities in Metro Manila, Rizal, Cavite, and Batangas, wherever I have a titling work or sale. I also need to get a Tax Identification Number (TIN) verification of buyers and sellers from Bureau of Internal Revenue where the property is located, on which I have to prepare a BIR Form 1904, to be stamped by a BIR agent.
