The world is fast pacing into digital world, and most young people are turning into digital products to do their daily work and accomplish many things through their smartphone. Same thing also with real estate as people would be receiving payments in their bank accounts with a few bank details and a send payment button. 

Leasing and sale are most likely the transactions that people engaged in real estate investing would do. They can now opt to accept payments through mobile banking apps and electronic wallets. Example of mobile banking apps include BDO, BPI, Security Bank, Metrobank, and more. Electronic wallets include GCash, Paymaya, Metrobank Yazz Card, Unionbank EON, Asia United Bank HelloMoney, Coins.ph, and more. 

These mobile banking apps and electronic wallets offer so many features like bills payment, prepaid mobile number air time load, investing, government payments, and so much more. But what is lacking with them is the check deposit. Check deposit is usually done physically in the bank where you need to be available in front of the bank teller and nothing more. Furthermore, most lessors in real estate still prefer payments in check.

As a digital native like me, I prefer to do banking online. So long as you are aware of your credentials - username and password, you can do banking anytime, anywhere.

To investigate properties means that I need to go to various local and national government agencies in the Philippines and get copies of certain documents.  For example, I need to get the latest certified true copy of tax declaration from a municipal or city assessor's office. I have been going to various cities in Metro Manila, Rizal, Cavite, and Batangas, wherever I have a titling work or sale. I also need to get a Tax Identification Number (TIN) verification of buyers and sellers from Bureau of Internal Revenue where the property is located, on which I have to prepare a BIR Form 1904, to be stamped by a BIR agent. I also need to get a certified true copy of title in Registry of Deeds branch wherever the property is located.
