To investigate properties means that I need to go to various local and national government agencies in the Philippines and get copies of certain documents.  For example, I need to get the latest certified true copy of tax declaration from a municipal or city assessor's office. I have been going to various cities in Metro Manila, Rizal, Cavite, and Batangas, wherever I have a titling work or sale. I also need to get a Tax Identification Number (TIN) verification of buyers and sellers from Bureau of Internal Revenue where the property is located, on which I have to prepare a BIR Form 1904, to be stamped by a BIR agent. I also need to get a certified true copy of title in Registry of Deeds branch wherever the property is located.
