I have been asked to investigate several properties in the past. To investigate properties means that I need to go to various local and national government agencies in the Philippines and get copies of certain documents. 

For example, I need to get the latest certified true copy of tax declaration from a municipal or city assessor's office. I have been going to various cities in Metro Manila, Rizal, Cavite, and Batangas, wherever I have a titling work or sale. I also need to get a Tax Identification Number (TIN) verification of buyers and sellers from Bureau of Internal Revenue where the property is located, on which I have to prepare a BIR Form 1904, to be stamped by a BIR agent. I also need to get a certified true copy of title in Registry of Deeds branch wherever the property is located.

I understand that tax declaration needs to be retrieved locally, but TIN and certified true copy of title can be requested anywhere, thanks to BIR and Registry of Deeds because they are national government agencies! For example, in my situation before, I have to get a certified true copy of title from Trece Martires Cavite Registry of Deeds for a title of property located in Dasmarinas Cavite. I also need to  get a certified true copy of title in Lipa City Batangas Registry of Deeds for a property located in Lipa City. It entails an enormous amount of time, talent, transportation, and food costs since I live in Rizal. Now, I just have to go to the nearest BIR and Registry of Deeds and pay extra, less the hassle that I have been doing for so long.

How to locate Registry of Deeds branches near you

To locate the nearest branch of Registry of Deeds to you, you can visit the website of Land Registration Authority - the attached agency of Department of Justice thru their website - Land Registration Authority - 16 Regional Offices (lra.gov.ph). Select the region where you are from then find the one nearest to you.

How to request for a certified true copy of title

To request a certified true copy of title in the selected registry of Deeds, you will be given a form where you need to input your name and address, as well as the property information required - Title Number, Registry of Deeds branch of the title, and the owner name/s. Pay the required amount (higher than the local branch would charge) and be back after a few days. Due to COVID-19 pandemic, the release of titles varies per branch. Some release within the day, within 3 days, 7 days or as long as 10 days (hello Quezon City).
